THE OUTSIDE STORY

This property is in a great location. It is dated in a few areas, but all in all, an appealing entry level apartment.  It was important to complete some updates to attract wider market interest. The target market opportunity was a couple or single, probably commuters, who may also be thinking about a child or an investor. There was a potential cosmetic renovation for the vendors to take it to the next level of appeal with a ‘done-for-you’ apartment in a broadly appealing style to really progress the efficiency and profit of sale.

THE INSIDE STORY

This apartment was in its very original condition, and the owner had been living there for 50 years. The owner had outlived his partner and certainly the top floor with no lift was not easy for him with 48 steps to his front door.  He is now comfortable living in the local aged care facility. The property already had double glazed windows all around to reduce the heavy traffic noise from the main road.

This project involved coordination of multiple trades with a focus on colour and furnishings. The finished apartment included a main bedroom with an oversized fitted wardrobe, custom cabinetry, attention to the smaller second bedroom, a complete renovation of the kitchen’s dated layout, new benches, appliances and cupboards creating more storage and space. Updates to the bathroom and of course a full paint and new carpet finished the apartment to present as brand new.
