Someone asked me this recently, and I thought that it’s a good starting point to integrate my answer to what BG Property Styling does: ‘makeover to stay’ and ‘makeover to sell’. So here’s my take on it:
Property ‘makeovers to stay’ and ‘makeovers to sell’ require two very different approaches. It is a formula of fixed and variable components giving a tailored result, with the right blend of needs, wants and requirements to ensure the best outcome.
Within the ‘makeover to stay’ appraisal, the current condition, aspect, and layout are reviewed with the homes’ current and future usability. Also, a full needs analysis with the owners is conducted, taking into account the desires (using the owners and my knowledge) of the home for now and into the future. We combine this with the long-term plan for the use of the home to give the tailored renovation plan. From here, I’m able to work out the project plan, incorporating the specialists and their roles (trades, services, and specialists) from start to finish.
On the other hand, it’s a real blend of ‘wants’ from different parties when it comes to a ‘makeover to sell’. There are more stakeholders that need to be covered! My role is to be the voice of the target market, the ROI verdict, and the contemporary trends. It’s my job to find out who they are and explain to the current owners what they want to see, with the best return on investment. Again, from here, I’m able to work out the project plan, incorporating the specialists and their roles (trades, services and specialists) from start to finish.
